A very complicated project to get approved by the city for a very complex site. The site had a 37 foot slope with incredible views of the North Shore. The project is for a duplex house for two families - father and son. This was designed to be a family legacy property. The Jivani Residence is a contemporary new build home for two families. The house is a semi detached dwelling – comprising of two units sharing a party wall condition. This site, is the third and most constrained lot to be developed out of a three-lot sub-division. This is a family owned legacy property. The site, in planning terms, is considered to be a ‘through lot’ with two front yard conditions, hence, fronting on Nithsdale Street and onto Curle Avenue, located just off Canada Way in Burnaby British Columbia. The house is partially below grade with the bedrooms located on the lower level while the living areas are located on the main level above. The main level will have full height glass walls facing the north and takes full advantage of a 38 feet slope by providing each dwelling with dramatic panoramic views of the North Shore mountains.

The house is primarily of wood construction with the below grade areas having concrete foundations. Similarly, externally the upper level (above grade) are clad in coated western red cedar while the below grade areas are finished in painted concrete. The main level of the house has an internal ceiling finish height of 16’0” , providing a double height glazed living space facing the north shore view.
The main entrance, although hardly visible from the street, is from Nithsdale street. A secondary entrance will be available from Curle Avenue through the garage, located at the lowest level. From the garage, both units can be access the main level, either by an internal elevator, or an external stair going up to the side entrance, on the east and west facade.
